    GATEWAY HOLLYWOOD is a mid-rise affordable housing transit-oriented corridor development in the City of Hollywood, Los Angeles. This rigorously designed prefabricated modular building is a national prototype for affordable housing. Ideally situated on Sunset Boulevard, on 0.92 acres, this urban infill, adaptive reuse, transit corridor model is adjacent to a bus stop and in proximity to MTA, providing direct pedestrian access to employment hubs, retail, and public transportation.

    Gateway Hollywood includes 375-micro studio and one-bedroom units from 280SF to 323SF, including a full bathroom, kitchen, built-in closet, and bed. Community support spaces include resident indoor and outdoor gathering spaces, administration services, manager and leasing offices, meeting rooms, bike storage, laundry services, necessary back of house support spaces and a community retail market. For the residential building portion, a prefabricated volumetric steel frame modular designed system, with concrete cores, reduces the time for construction and the overall cost of the development, a conventional construction approach is used for the admin and adaptation of the retain existing historic building. The “E” shaped floor plan includes two landscaped courtyards and adapts the existing former City of Hollywood’s Chamber of Commerce building, designed in 1927, to a community market for residents and the public. Tenant income qualifications will restrict residents to 50% and below of the area’s median income.
